How it Works
Step 1
Find an experienced agent in your area. We know a great one! You will want an experienced professional working for you as your advocate and advisor.
Step 2
Consider repairs and improvements needed to help it sell. Your agent should come to the home and go through suggestions of things to do to make the house show it’s best for the market.
Step 3
Set the price right. Everyone thinks their house is the best in the neighborhood and worth more than it typically is. Listen to your agent regarding comparable sales and market conditions. Price is the most important factor in selling your home after presentation.
Step 4
Have your home staged. We include this in any listing we take. Every home needs staging on some level whether it be big or small. Staging sells homes faster and typically for more money.
Step 5
Professional photography! This is the most important marketing aspect for selling your home and is something we always include. The staging makes your home look it’s best and the photos bring the buyers in the door.
Step 6
Marketing your house. From traditional means of print media, open houses and yard signs to upscale tech tools including social media targeted ad campaigns, each property is unique and deserves a custom tailored approach for maximum exposure.
Step 7
Negotiate and accept an offer. The goal from all the marketing and showings is to get an offer. Once you get that it’s time to negotiate all the terms of the deal and this is where the experience of your agent is really critical.
Step 8
Cooperate with home inspections and make necessary repairs. The seller will make the home available to be visually inspected by the buyers licensed home inspector. This is the buyers opportunity to learn about the house and ask for any repairs.
Step 9
The appraisal. The buyers mortgage lender will order an appraisal to be done on the property to make sure the purchase price is something they can back and support. This is necessary for anyone buying a home with a mortgage.
Step 10
Sign, close and move on! You will attend the settlement with the title company and transfer the property to the new owners. You’ll want to have moved out, transferred utilities and cleaned the property before prior to settlement.
