How it Works
Step 1
Find an agent. We know a great one! You will want an experienced professional working for you as your advocate and advisor.
Step 2
Figure out what you can afford. Calculate your monthly expenses and determine where you think your monthly mortgage payment should be.
Step 3
Shop for a loan and get preapproved by a lender. They will confirm what you are qualified to buy vs what you can comfortably afford each month. Not all lenders are great and we are happy to provide you with recommended contacts.
Step 4
Determine the selling prices of homes in the location you are considering. Make sure your budget is in line with the selling prices in the area you want to move to.
Step 5
Find your home. Let the house hunt begin! Some searches last longer than others. Try not to get put off if you don’t find what you are looking for right away. Sometimes it takes time.
Step 6
Make an offer. Once you find “the one” its time to negotiate terms of the deal and this is where the experience of your agent is really critical.
Step 7
Sign your contract. Review all the terms and have your agent explain any questions to make sure you understand your obligations going forward.
Step 8
Get a home inspection. The seller will make the home available to be visually inspected by the buyers licensed home inspector. This is the buyers opportunity to learn about the house and ask for any necessary repairs from the seller.
Step 9
Get an appraisal. This is another major milestone in the buying process. Your lender will order an appraisal on the property to make sure the contract price is something they can support and back. This is necessary for anyone taking a mortgage. If you are a cash buyer, you can skip this or do a cash appraisal.
Step 10
Close on your new dream home. You will attend the settlement with the title company and sign about 1000 pieces of paper. When it’s all done, and your payment has been wired, the property has transferred from buyer to seller and you are the proud new owner!
